As a HUD-assisted community, eligibility for residency is based on household income and other program requirements established by HUD. These affordable housing programs are designed to provide safe, quality housing opportunities for income-eligible households. Because the community receives federal housing assistance, all applicants must meet specific eligibility criteria and complete an income certification process before move-in and periodically throughout residency.

Your application may require additional documentation to verify household composition, income, assets, and other information necessary to determine eligibility. While this process may require some extra time upfront, it helps ensure that affordable housing opportunities are made available to households who qualify under program guidelines.

How Household Income Is Calculated
Household income includes the anticipated gross income received by all household members from all sources, as required by HUD regulations. Income sources may include, but are not limited to:

• Wages and salaries
• Self-employment income
• Social Security benefits
• Supplemental Security Income (SSI)
• Pension and retirement benefits
• Veterans benefits
• Unemployment compensation
• Public assistance benefits
• Alimony and child support (as applicable)
• Interest, dividends, and other income from assets  

Eligibility is determined in accordance with HUD program requirements and income limits in effect at the time of application and certification.  

Program Restrictions
Residents must comply with all HUD program requirements throughout their residency. Eligibility and household income must be recertified as required by the program. Changes in household composition, income, or assets must be reported in accordance with community policies and HUD regulations.
